There's a few issues...
- An AC of "14 + Dex mod" is huge in 5e, especially for light armor. It's the equivalent of very rare +2 studded leather magic armor. Needless to say something like that shouldn't be selling for 300 gp.
- "Free actions" don't exist in 5e.
- Especially by 5e standards, "+10 to stealth checks" is ridiculously huge. Something like "advantage on Dexterity (Stealth) checks" would be more appropriate, though I would still consider that too powerful for armor that's already this good.
