3.5 Land Ownership

Hello Everyone, I am a relatively new Dungeon master, playing 3.5/Pathfinder, and my party of 12th level characters recently acquired some land as part of knighthood. They wish to use it for farming and laborers (of course), and I was wondering how I could handle it?

Any ideas are welcome! Thank you for your help!

I'd suggest the land, if used for agriculture, generate a small income at harvest time. The amount would vary based on campaign, type of crop, amount of land, etc. but certainly shouldn't be anything dramatic. Perhaps a few hundred gp/year of profit with most of the revenue being poured back into the land for seed purchases, repairs, labor fees, etc.

In addition there could be other resources as yet untapped or undiscovered. A gold mine would be over the top, but what if there was a deposit of tin or iron that was soon discovered. Start up costs for a mine might be beyond the PCs means (prompting more adventures or *gasp* roleplaying with a liege lord, guild or money lender for a loan.) The return on this kind of investment would be a steady source of revenue but it might not even pay off the loans for several years...

Labor could be another interesting wild card. The quantity of laborers would be small, I'm assuming. Hamlet perhaps? But what of the makeup. Displaced dwarves, migrant halflings, human farmers, unskilled refugees, retired mercenaries... Widely different uses and complications.

There are sooo many options here that we are only scratching the surface.

IMO you should go pretty basic to start. Human farmers with no surprises and a 100gp yearly profit margin. Either discover a new revenue source (or interesting feature like a dungeon, tomb, or highly skilled craftsman) down the road or in an addition to their current holdings after they aid the kingdom again.
